The luxury Villa Utopia was created as an expression of our love to the beautiful island of Ugljan in the Zadar archipelago. Because of the rich Mediterranean vegetation the island of Ugljan is known as the “Green Island”.

This island is specific because it is separated from the mainland by the Zadar channel,  which takes you by ferry to the beautiful city of Zadar and due to fact it is close proximity to the island of Pašman, Telašćica Nature Park and Nacional park Kornati, the island of Ugljan is a perfect place to spend your vacation..

The town of Preko is the administrative centre of the island and the ferry port, and is located directly opposite the town of Zadar. From the ferry port you can head towards the town centre or discover other places on the island such as: Kali, Kukljica, Poljana, Sutomišćica, Lukoran. In 2016, the island of Ugljan was declared a hidden gem on the Best European Destination portal. For those who want to start cultural and historical research, Zadar is only a 20-minute ferry ride away. It is a famous tourist destination that will delight you with its delicious gastronomic offer, musical performances and entertainment until late at night!

Visit the island of Ugljan, try delicious traditional dishes in taverns and local restaurants, relax with the locals on the beautiful beaches, some of which have a children’s playground, changing cabins and showers, or rent bikes and ride around the island. The island is also known for viticulture, olive growing, fruit growing and fishing.

The villa can accommodate 12 people who will be comfortably accommodated in 5 bedrooms.

There are double beds in 4 bedrooms, while in one room there are 2 bunk beds and in the living room there is a large sofa bed. 3 bedrooms have a bathroom with a shower, while 2 bedrooms share one common bathroom. The villa also has 2 separate toilets and a separate shower next to the sauna and an outdoor solar shower next to the pool. The villa is fully air-conditioned and has underfloor heating, so it is also suitable for staying in winter days.

The exterior of this beautiful stone villa is surrounded by olive trees and exudes fragrant Mediterranean greenery and medicinal herbs.
The villa has an outdoor terrace with a stone grill and a dining table where you can enjoy a meal and a glass of local wine in the company of family and friends.
The villa also has a 4x8m swimming pool, 1.5 meters deep. Next to the swimming pool there is a sunbathing area with 7 deckchairs where you can relax your body and soul while resting and soaking up the warm rays of the sun. Jacuzzis and a sauna will help you relax even more.

Vila Utopia also offers numerous entertainment facilities especially for children.

There is a basketball and soccer field, a tennis table, a trampoline, a children’s park (slide, swings and a climbing frame), a play station room with a playroom. We wanted each member of the family to find their own place for rest and leisure.

There are 8 private parking spaces in the courtyard of the villa.

Villa Utopija is located only 1200 m from the sea, in the immediate vicinity of the well-maintained beach and the center of the town, where there is a night club and beach bar for those who want to have fun.
